House by the Sea

Re-organisation and refurbishment, Dublin Bay

Project Completed

Year: 2025

Re-working an existing 1950’s detached house with spectacular views south across Dublin Bay. The project involves flipping the internal functions to allow the primary living spaces avail of the views and connection to the pre-existing roof-top terrace.

Vertical circulation is conceived as a ribbon which twirls up through the volume of the house and culminates in a small seating gallery just below the glulam apex and provides views through a circular opening towards the bay and mountains beyond.

The project was the subject of an AAI Site Visit in April 2025 and featured in the Irish Architecture Foundation’s Open House Dublin event in October 2025.
